Budget $40,000–$150,000 all-in, land excluded — and that range isn’t padding. Solar array size, water sourcing, foundation type, and whether you’re building in the Arizona desert or the Maine woods each move the number by tens of thousands of dollars.

Solar irradiance, annual rainfall, frost depth, and prevailing wind direction will determine your system specs more than any other factor. A site in Albuquerque with 300+ sunny days per year needs a fundamentally different solar setup than a site in coastal Oregon.

Power Systems: Sizing Your Solar Array
The math isn’t complicated, but most people skip it and end up either running out of power in January or paying for twice the battery bank they need. Start with your daily watt-hour consumption. A typical off-grid tiny home load: LED lighting (100 Wh/day), laptop and phone charging (150 Wh/day), a 12V compressor fridge like the BougeRV (400–600 Wh/day), a water pump (50 Wh/day), miscellaneous (100 Wh/day). You’re at roughly 900–1,100 Wh per day before you add any heating, cooling, or cooking loads.
Add an induction cooktop and you’re looking at another 400–800 Wh/day. Add a mini-split and you can double your entire load. That’s why most serious off-grid tiny home builders use propane for cooking and a wood stove for primary heat — it keeps the electrical system manageable.
For a 1,000–1,500 Wh/day load with two days of autonomy, you need roughly 400–600 amp-hours of battery storage at 12V, or 200–300 Ah at 24V. LiFePO4 is the only real choice now. Lead-acid is cheaper upfront and a liability in every other way — shorter cycle life, 50% usable capacity versus 80–90% for lithium, and significantly heavier. For panels, 800W–1,200W covers most tiny home loads in average sun conditions. Renogy’s 200W monocrystalline panels are workhorses — 21.3% efficiency, solid build, widely available. Wire them in series-parallel to hit your charge controller’s voltage window. Use an MPPT charge controller, not PWM. The efficiency difference is 20–30%, which is real money in marginal sun.
Inverter sizing: pure sine wave, 2,000W minimum, 3,000W if you’re running induction cooking or power tools. Modified sine wave inverters damage sensitive electronics and void appliance warranties. Don’t cut corners here.
Water Systems: Collection, Storage, and Filtration
Your water system has three jobs: get water, store it, and make it safe to drink. How you do each depends entirely on your site.
For rainwater harvesting: roof square footage × rainfall inches × 0.623 = gallons collected. A 200 sq ft roof in a region that gets 20 inches of annual rain yields roughly 2,500 gallons per year — enough for one person living conservatively, tight for two. You need a first-flush diverter, a sediment pre-filter, and a UV sterilizer or ceramic filter for drinking water.
For storage tanks, Norwesco and Snyder Industries polyethylene food-grade tanks are the standard. A 500-gallon tank runs $300–$500 and gives you meaningful buffer. Bury it below frost line in cold climates, or insulate heavily if above-ground is your only option.

Hot water surprises people with its cost and complexity. A propane on-demand heater like the Eccotemp L5 is the most practical solution for most tiny homes — no tank to heat, no standby loss, runs on the same propane supply as your stove. Solar thermal is elegant but adds freeze risk in cold climates. I’ve watched too many solar thermal systems get abandoned after the first hard winter.
Waste Management: The Part Nobody Wants to Talk About
Three realistic options: composting toilet, incinerating toilet, or a conventional flush toilet on a septic system. Each has real tradeoffs.
Composting toilets are the most common choice. The Nature’s Head self-contained unit has been the market standard since 2008 — it works, and the learning curve is manageable. Plan to empty the solids tray every 4–6 weeks for two people. Not glamorous, but genuinely functional.
Incinerating toilets — Cinderella is the main brand — burn waste to ash with propane or electricity. Zero liquid waste, minimal maintenance, but significant energy per cycle and a $2,500–$4,500 price tag. Right for some sites, overkill for others.
Conventional septic requires a perc test, permits, and installation that typically runs $5,000–$15,000. On a permanent foundation where you’re staying put, it’s often the right call. On a trailer, it’s not an option.
Greywater from sinks and showers handles well with a simple constructed wetland or greywater garden in most jurisdictions. Free to build, cuts your water footprint, fertilizes plants. Check local regulations — some states are still medieval about this.
Prefab vs. Custom: The Real Cost Comparison
Prefab looks cheaper on the sticker. It usually isn’t once you factor in what’s not included.
Prefab Tiny Homes
Escape Traveler, Tumbleweed Tiny House Company, and Incredible Tiny Homes offer turnkey or near-turnkey builds starting around $60,000–$90,000 for a basic shell. That typically covers the structure, basic electrical rough-in, and plumbing rough-in. It does not cover your off-grid systems, appliances, land prep, or delivery.
Escape’s Vista model is a legitimate product — 160 sq ft, well-built, RVIA-certified, designed with off-grid integration in mind. Tumbleweed’s Elm is similarly solid. The advantage of prefab is speed (8–16 weeks to delivery versus 6–18 months for custom) and predictable quality control.
The disadvantage is that prefab designs are compromises. The solar panel placement may not work for your site orientation. The roof pitch may not be optimal for your latitude. The storage layout won’t match how you actually live. Not dealbreakers, but real.
Custom Builds
A custom build from Four Lights Tiny House Company, Wind River Tiny Homes, or Mitchcraft Tiny Homes runs $80,000–$150,000 for a fully integrated off-grid system. You get exactly what you spec, built around your site conditions and your life.
The DIY route is viable if you have construction skills. Tumbleweed and Jamaica Cottage Shop sell plans for $500–$1,500. A self-build on a trailer can come in at $25,000–$45,000 in materials if you do all the labor yourself. Budget 2,000–3,000 hours. That’s a year of weekends and vacation time, not a long weekend.
Kit Homes
Jamaica Cottage Shop’s kits are well-regarded and start around $15,000–$25,000 for the shell. You’re still doing systems integration yourself, but the framing goes up in days instead of weeks. Solid middle path if you have basic carpentry skills and want to control the systems build.
Floor Plan Design for Off-Grid Efficiency
Thermal mass and insulation matter more than square footage. A well-insulated 180 sq ft home is more comfortable than a poorly insulated 300 sq ft home, and dramatically cheaper to heat and cool. Target R-30+ walls and R-40+ ceiling in cold climates. Structural insulated panels (SIPs) are the best way to hit those numbers in a tiny home — structural and insulating in one panel, which saves space compared to stud-frame construction with added insulation.
South-facing windows are free solar gain in winter. In a cold climate, prioritize south-facing glass and minimize north-facing windows. In a hot climate, flip that logic — shade south-facing exposures and focus on cross-ventilation. This costs nothing to implement at the design stage and pays back every month.
Stack your kitchen and bathroom on the same wall so all plumbing runs in one chase. This saves 20–30 linear feet of pipe, reduces heat loss, and simplifies your water system. It’s the single most impactful space-saving move in tiny home design.
Loft sleeping is standard, but think hard about long-term use. A 7-foot ceiling with a sleeping loft works fine at 35. At 55 with bad knees, it’s a different story. If this is a permanent home, consider a Murphy bed or convertible floor-level sleeping arrangement from the start.
Heating and Cooling Off-Grid
Most off-grid tiny home systems fail here. People underestimate heating loads in cold climates and cooling loads in hot ones, then wonder why their battery bank is dead by February.

Connectivity and Communications
Starlink is the current best answer for remote internet. The standard residential kit runs $599 for hardware and $120/month for service, with download speeds averaging 50–200 Mbps in most locations. It draws 50–75W when active — a real load on a small solar system, but manageable.

Permits, Zoning, and the Legal Reality
Zoning law is local, inconsistent, and often hostile to tiny homes. This kills more projects than any technical problem.
RVIA-certified tiny homes on wheels (THOWs) are classified as recreational vehicles in most jurisdictions — legal in RV parks and on land zoned for RV use, but often prohibited as permanent residences. Is rainwater harvesting permitted? Can I use a THOW as a primary residence? Those four questions will tell you whether the parcel works.

The One Tool That Pays for Itself Before You Break Ground
Get a Fluke 117 multimeter before you start any electrical work. Off-grid DC systems at 24V or 48V deliver lethal current from a battery bank. Knowing how to test voltage, continuity, and current draw is non-negotiable. I used mine to track down a parasitic draw that was killing my battery bank overnight — a faulty charge controller pulling 2A continuously. That $180 meter saved a $3,000 battery replacement.
