Van Life Conversion Cost Breakdown: Budget, Mid-Range & Premium Builds
A van conversion runs $8,000 to $80,000. Where you land depends on how handy you are, how much you’re willing to outsource, and whether you count your own labor as free (it isn’t). I’ve built two vans from scratch, helped three friends through their first conversions, and spent enough hours in the electrical aisle at Home Depot to have strong opinions about fluorescent lighting. These are the real numbers — not the optimistic Reddit estimates you find before the build, but the ones you know after.
Three tiers: a DIY budget build around $10k, a semi-pro build around $25k, and a turnkey or heavily outsourced premium build at $50k and up. All three assume you’re starting with a bare cargo van — Transit, Sprinter, or ProMaster — already purchased. Van acquisition is a separate conversation.
Before You Budget: The Van Itself
A used high-roof Ford Transit 148″ extended wheelbase — the workhorse platform for full-time van life — runs $25,000–$45,000 used depending on year and mileage. New is $52,000–$62,000 before you touch the interior. A used Ram ProMaster 2500 high-roof typically comes in $5,000–$8,000 cheaper than a comparable Transit, which is why budget builders gravitate toward it. The Mercedes Sprinter commands a premium and the repair costs will humble you somewhere in rural Montana — factor that in before you fall in love with the badge.
None of those numbers appear in the conversion budgets below. Interior build only.
Tier 1: DIY Budget Build — ~$10,000
This is the build you do yourself, on weekends, over three to six months. You’re sourcing materials from Home Depot and Amazon, watching YouTube tutorials until 1 a.m., and calling in favors from anyone who owns a circular saw. The result is functional and livable. It’s also the build where you’ll redo the electrical twice and discover your cabinet doors don’t quite close.
Insulation: $400–$800
Most budget builders combine 3M 150-BK Thinsulate Acoustic Insulation for wall and ceiling cavities with polyiso rigid foam board for flat panels. Thinsulate runs $1.50–$2.00 per square foot and skips the vapor barrier requirement, which simplifies the build considerably. A high-roof Transit has roughly 250–300 square feet of surface area. Budget $500 and you’ll have enough material with some left over.
Skip spray foam at this tier. It’s permanent, it’s messy, and if you ever need to access a wall panel you’ll regret it immediately. Rigid polyiso at R-6 per inch handles flat surfaces fine and costs about $30 per 4×8 sheet.
Electrical: $1,500–$2,500
This is where budget builds live or die. A functional 200Ah lithium system with a 2,000-watt inverter, a DC-DC charger (B2B charger), and 200 watts of rooftop solar runs $1,800–$2,200 if you source components individually and wire it yourself.
The Renogy 200W panel runs $180–$220 and is what I’d spec into a budget build without hesitation. Pair it with a Renogy Wanderer 30A PWM charge controller at $35, or step up to their MPPT controller for $80 — worth the extra $45 in low-light conditions. For batteries, a 200Ah LiFePO4 from Battle Born or LiTime (formerly Ampere Time) costs $400–$550. Don’t buy lead-acid to save money. The weight penalty alone — roughly 60 lbs more for equivalent usable capacity — isn’t worth it in a van.
Wire, fuses, bus bars, a battery monitor, and a 2,000W inverter-charger add another $400–$600. Budget $2,000 for electrical and you’ll have a solid system if you’re careful about sourcing.
Flooring: $300–$600
Vinyl plank flooring is the budget builder’s best friend. Waterproof, durable, installs over a 1/2″ plywood subfloor with minimal tools. A high-roof Transit needs about 60–70 square feet of floor coverage. LifeProof or TrafficMaster vinyl plank from Home Depot runs $2.00–$3.50 per square foot. Add $80–$100 for the plywood subfloor and you’re done for under $400 total.
Cabinetry and Furniture: $2,000–$3,500
This is the biggest variable in a budget build. Building from scratch with 3/4″ birch plywood runs $1,500–$2,500 in materials for a full build — bed platform, kitchen cabinet, overhead storage, and a small bench or seating area. IKEA-hacking with Kungsbacka or Sektion cabinet systems adds $500–$800 but saves significant time.
A fixed queen bed platform in a 148″ Transit takes about four sheets of 3/4″ birch plywood at $80–$100 per sheet. Add pocket screws, L-brackets, drawer slides, and hardware and you’re at $600–$800 for the bed structure alone. Budget $2,500 for all cabinetry and you’ll have enough to build a functional kitchen and sleeping area without cutting corners on structural integrity.
Plumbing: $400–$700
At the budget tier, you’re running a simple freshwater system: a 7–15 gallon tank, a 12V demand pump, a small sink, and PEX tubing. No hot water, no shower. The Shurflo 2088-554-144 demand pump is the industry standard at around $65 and will last for years. A 7-gallon Reliance Aqua-Tainer used as a gravity-fed tank costs $25. Add a small stainless sink ($40–$80), a faucet, PEX fittings, and a gray water jug and you’re out the door for $400–$500.
A propane water heater adds $150–$300. Most budget builders skip it and use gym memberships, campground showers, or a solar camp shower bag.
Ventilation: $250–$400
A Fan-Tastic Vent 6200 series or a Maxxair 00-07000K is non-negotiable. You will not survive summer van life without a roof fan. The Fan-Tastic 6200 runs $250–$280 and moves 900 CFM — enough to drop interior temps 15–20°F on a hot day with the side door open. Installation requires a 14″x14″ roof cut, which is the one step that makes most first-time builders nervous. Take your time, use a jigsaw, and seal it properly with Dicor lap sealant.

Miscellaneous (Lighting, Hardware, Finishing): $500–$800
LED strip lights, 12V outlets, USB charging ports, cabinet hardware, wall paneling (cedar tongue-and-groove or thin plywood), and all the small stuff you forget to budget for. It always adds up to more than you think. Budget $700 and you’ll be close.
Tier 1 Total: $5,350–$9,300
Call it $8,000–$10,000 with a realistic buffer for mistakes, shipping, and the three things you’ll buy twice. Your labor is free on paper. A competent DIY builder puts in 300–500 hours on a full conversion. That’s not free.
Tier 2: Semi-Pro Build — ~$25,000
This is the build where you do some of the work yourself and hire out the technical or time-intensive pieces. You might contract a certified electrician for the 12V system, pay a fabricator for custom cabinetry, or buy a pre-made bed platform from Wayfarer Vans or ModVans. The result is a van that looks intentional, functions reliably, and won’t embarrass you when you open the side door.
Insulation: $800–$1,500
At this tier, you’re using closed-cell spray foam for the ribs and hard-to-reach cavities — a professional application runs $600–$1,000 for a Transit — combined with Thinsulate for the larger flat panels. Total R-value comes up significantly compared to the budget build, which matters if you’re in the Southwest in July or the Rockies in November.
Electrical: $4,000–$7,000
A semi-pro electrical system means 400Ah of lithium, 400W of solar, a proper Victron Energy management setup, and shore power capability. Victron’s SmartSolar MPPT 100/30 charge controller ($170), a Victron MultiPlus 12/2000/80 inverter-charger ($650–$800), and a Victron BMV-712 battery monitor ($120) form the backbone of a system that’s genuinely professional-grade and remotely monitorable via Bluetooth.
Two 200Ah Battle Born LiFePO4 batteries run $900–$1,100 each. Add 400W of solar panels, a DC-DC charger for alternator charging, proper marine-grade wiring, a fuse block, and labor if you’re hiring an electrician — you’re at $4,500–$6,500 for a system that handles a two-person full-time build with a compressor fridge, laptop charging, and lights running simultaneously.
Flooring: $600–$1,200
Luxury vinyl plank at the higher end, or cork-backed vinyl for better underfoot comfort and thermal performance. Some semi-pro builders use Marmoleum or engineered hardwood with a proper moisture barrier. Budget $800 and you’ll have a floor that looks like it belongs in an Airbnb rather than a cargo van.
Cabinetry and Furniture: $6,000–$10,000
Custom cabinetry built by a local fabricator or a van-specific shop is a different product entirely. You’re getting proper drawer slides — Blum or Grass brand, not the $8 Amazon specials — soft-close hinges, and cabinet boxes built to the exact contours of your van’s walls. A full kitchen cabinet run with a countertop, overhead cabinets, and a bed platform from a fabricator runs $4,000–$8,000 in labor and materials depending on your market.
At this tier you’re also looking at a real countertop — butcher block, quartz tile, or solid surface — rather than a plywood sheet with contact paper. Add $300–$600 for countertop material and finishing.
Plumbing: $1,200–$2,500
Now you’re adding a propane or diesel water heater, a 20–30 gallon freshwater tank (either a custom-fabricated aluminum tank or a RolyPoly/WaterPORT system), and potentially an outdoor shower. An Eccotemp L5 portable propane water heater ($100–$130) is a popular semi-pro choice — not elegant, but it delivers hot water reliably. A proper Webasto or Truma water heater runs $400–$700 installed.
Add a proper gray water tank (not just a jug), SharkBite PEX fittings throughout, and a quality faucet like a Danze or Moen RV-rated unit and you’re at $1,500–$2,000 for a system that feels residential.
Ventilation and Climate: $600–$1,500
A Maxxair Deluxe 7500K fan ($350–$400) plus a diesel parking heater handles year-round temperature management. The Espar Airtronic D2 runs $800–$1,200 installed and will go 10+ years without drama. The Vevor diesel heater runs $120–$180 and works well enough, but I’ve watched three of them fail within 18 months of hard use. At the semi-pro tier, spend the money on the Espar.
Miscellaneous: $1,500–$2,500
Window coverings (Reflectix plus custom fabric curtains or Remi Covers at $300–$500), a quality compressor fridge like the BougeRV 12V compressor fridge ($280–$380 for the 30-quart model), lighting upgrades, a propane two-burner stove, and all the finishing details that separate a functional van from a comfortable one.

Tier 2 Total: $14,700–$25,700
Budget $25,000 and you’ll build a van that a professional conversion shop would charge $35,000–$40,000 to produce. The gap is your labor — figure 150–250 hours at this tier since you’re outsourcing the hardest parts.
Tier 3: Turnkey Premium Build — $50,000+
At this tier, you’re either hiring a professional conversion shop for the full build or buying a pre-converted van from Outside Van, Storyteller Overland, or Humble Road. You’re not doing the work — you’re specifying it, approving it, and paying for someone else’s expertise and warranty.
What Professional Shops Charge
Outside Van in Portland charges $60,000–$120,000 for a full conversion depending on spec. Storyteller Overland’s MODE builds start around $80,000 all-in including the van. Humble Road in North Carolina runs $45,000–$75,000 for a full build on a customer-supplied Transit. These aren’t vanity prices — they reflect 600–1,000 hours of skilled labor, commercial-grade materials, and a warranty you can actually enforce.
Electrical: $8,000–$15,000
A premium build means 600–800Ah of lithium, a full Victron system with a Color Control GX display, 600W+ of solar, a 3,000W inverter-charger, and shore power with a 30-amp inlet. Everything is labeled, fused at the source, and documented with a wiring diagram. Some shops integrate a Wakespeed WS500 alternator regulator for fast alternator charging — a $400 component that earns its keep if you’re driving regularly.
Cabinetry: $12,000–$25,000
Marine-grade plywood, aluminum extrusion framing, custom CNC-cut panels, and hardware that costs more per hinge than your entire budget build’s hardware budget. Outside Van uses aircraft-grade aluminum for structural components. Drawer slides are Fulterer or Accuride heavy-duty units rated for 150+ lbs. Everything is built to survive 100,000 miles of washboard roads without a rattle.
Plumbing: $3,000–$6,000
A Truma Combi water heater and furnace combo ($1,500–$2,000 installed), a custom aluminum freshwater tank sized to the chassis, a 12V demand pump with accumulator tank to eliminate pressure surges, a proper gray water system, and an outdoor shower with hot water. Some premium builds include a Separett composting toilet ($1,000–$1,200) or a Nature’s Head unit.
Climate: $3,000–$6,000
A Webasto Air Top 2000 STC diesel heater ($1,200–$1,800 installed), a Dometic RTX 2000 rooftop air conditioner ($2,500–$3,500 installed), and a premium roof fan. At this tier you’re managing temperature year-round without thinking about it.
Tier 3 Total: $50,000–$100,000+
A fully specced Outside Van build on a new high-roof Transit touches $130,000 all-in including the van. That number makes most people blink. But these builds are engineered to last 200,000+ miles and are built by people who’ve done it hundreds of times. The math is what it is.
ROI and Resale: What You Actually Get Back
Van conversions don’t appreciate. A $10,000 DIY build on a $35,000 Transit is $45,000 all-in. You’ll sell it for $38,000–$48,000 if the conversion is clean, functional, and well-documented — meaning you break even on the conversion cost if you’re lucky and the van market stays strong.
The semi-pro build math is harder. A $25,000 conversion on a $35,000 van is $60,000 invested. Converted vans in the $50,000–$65,000 range sell, but slowly, and buyers are picky. Expect to recover 60–75% of your conversion cost in resale if the build quality is high and you have photos of the process.
Professional builds from known shops hold value better. A documented Outside Van or Storyteller build carries a brand premium — buyers know what they’re getting. Resale on these recovers 70–85% of conversion cost, especially in the first three years.
The real ROI calculation isn’t financial. If you’re replacing $2,000/month in rent with $600/month in campsite fees and fuel, a $25,000 conversion pays for itself in under two years of full-time living. That’s the number that actually moves people off the fence.
The Costs People Always Forget
Tools. If you’re doing a DIY build without a well-equipped shop, budget $500–$1,500 for tools you don’t own — a circular saw, jigsaw, drill press, wire crimpers, multimeter, and a decent cordless drill set. The DEWALT 20V MAX drill combo is what I’d buy if I were starting from scratch — $180–$220 and it’ll outlast the build.

Permits and registration. Some states require a conversion van to be re-inspected or re-titled as an RV. California and New York are the most complicated. Budget $200–$500 depending on your state.
Insurance. A converted van with a sleeping area and kitchen is no longer just a cargo van in the eyes of most insurers. Progressive, National General, and Roamly all offer van life-specific policies. Expect $1,200–$2,400 per year for comprehensive coverage on a converted van.
Mistakes. Every first-time builder redoes something. Add 15% above your estimate as a contingency. I have never seen a first build come in under budget. Not once.
Which Tier Is Right for You
If you’re weekend-tripping and want to test van life before committing, build the $10k DIY rig. Six months of actual use will tell you more about what you need than any amount of planning. Keep it simple, keep it functional, and don’t over-engineer it.
If you’re going full-time for a year or more and you have the budget, the semi-pro $25k build is the sweet spot. A van that works reliably, looks intentional, and won’t require constant maintenance. Hire out the electrical. Build the cabinets yourself if you’re handy. That’s where I’d put my money.
The premium $50k+ build makes sense if you’re running a business from the van, if you genuinely can’t or won’t do the work yourself, or if you want a warranty and a professional build that holds up to full-time use for five-plus years without drama. It’s expensive. It’s also not irrational if the use case fits.
Keep a Klein Tools MM400 multimeter on hand throughout the build. At $55, it’s the most-used tool in any electrical build and the first thing I reach for when something isn’t working right. Don’t skip it.
